Strong demand continues to drive housing market!
The BC government's recent move to increase the homeowners grant by 22% was welcome news. This increase in the grant threshold means that 95% of homeowners throughout the GVRD will remain eligible for the full grant!
Note the following summary does not include data where there are fewer than 20 sales reported.
West Vancouver
Detached 74 units sold in February 2006 a 16% increase over last February
Attached 6 units sold in February 2006 a 50% increase over February 2005
Apartments 14 units sold in February 2006 or 43% down from February last year
Detached home pricing seen at $1,249,000 in February 2006 versus $875,000 in February 2005
Year to date figures for West Vancouver
Detached 26% up for 110 units
Attached 120% up for 11 units
Apartments 62% down to 19 units
North Vancouver
Detached 87 units sold in February 2006 a 14% decrease over last February Price increased 14% to $687,773
Attached 34 units sold in February 2006 a 30% decrease from last February Price increased 30% to $490,000
Apartments 43 units sold in February 2006 a 43% decrease from February 2005.Price increased 24% to $304,000
Year to date figures in North Vancouver
Detached unit sales are flat at 147 units but prices increased 16% to $701,100
Attached unit sales are down 12 % at 61 units but prices increased to $474,000
Apartments unit sales are down 64% at 117 units but prices increased 8% to $225,000
Squamish
Detached unit sales are flat at 16 units
Attached units are up 43 % to 10 units
Apartments are down 50% to 2 units
Year to date Squamish
Detached unit sales are flat at 26 units price up 4% to $353,000
Attached unit sales are 23% up to 16 units
Apartments unit sales are down 50% to 4 units
Those are the facts for February 2006. We hear a lot of concern about "affordability" these days but so far, the consumer seems willing to step up to the plate for the right property with desired features.
